In this market, people are thinking outside the box. Higher commissions, free trips, bonus this and bonus that.
(I have someone considering a one month special price drop.)
The question is: Does it work?
I tend to think it does not. When people are shopping for a home, they will not compromise and lean toward a different home just because there is a bonus of some kind, in my experience.
Nor have I ever shown a home to somebody based on the fact that I may get a higher commission, unless I genuinely thought they would be interested in that home.
A home is HUGE PURCHASE. A HUGE DECISION. It is like the chemistry between lovers that attracts somebody to a home. Beauty is in the eye of the beholder. Would you date somebody or marry somebody just because you might get some kind of freebie? I married for love!
It is said a home is the second biggest decision next to a mate.
So, I am asking YOU, Do you think adding some kind of luring incentive helps sells homes in today's market?
What are your experiences with successful incentives?
