The Comps Don't Lie: Determining Market Value

As Realtor's, we are asked every day to give our expert opinions on the current market on properties.

This is done simply by researching the recently SOLD properties nearby that are comparable in style, age, and size (comps) . Other factors play into value such as location and condition.

I use a system called "Tool Kit" which helps me put together a professional presentation with information about my company, marketing, suggestions for sellers and specific information on each comparable property. The properties are carefully researched and chosen from the MLS and uploaded into the presentation.

It is critical when pricing a home for sale that you carefully consider the recently sold comps. There may be homes currently  listed for sale, or expired listings that are at what seems like a more attractive price to sellers (higher) . But the proof is in the pudding. What have similar homes SOLD for? Typically if you want a quick sale, then you should price right on that number. Adding " padding" to the price may deflect saavy buyers who don't want to deal with sellers who over price their homes.

In our city, last year- 50% of the homes that were listed for sale, NEVER SOLD. This is incredibly telling.

The comparable properties, if chosen correctly- will never lie. Fair market value is not determined by sellers or Realtors but by the market.

Pricing a home right is the KEY factor  to procuring a sale. Other factors may be:

  • Marketing and Exposure (Realtor/agency)
  • Location
  • Condition
  • Terms
  • Size
  • Style
  • Upgrades

Some like it Hot! A listing sucsess story.

I closed today on a condo I had listed.

I was the third listing agent! Was it because the third time is a charm? Maybe.

What I want to achieve with my listings is to make them HOT PROPERTIES!  Compelling.

It does take the cooperation of the seller to accomplish this. I would prefer to be the FIRST listing agent and have my listings sell in a better than average time frame. However, in this case, I was able to explain to the seller that we needed to create great interest in this property with presentation and pricing. If we truly understand the concepts of supply and demand, absorption rates and ODDS OF SELLING, we can help our sellers create HOT PROPERTIES! In today's market it is VITAL to stand out above the crowd. Here are some MUSTS if you want to SELL YOUR HOME in Spokane Wa. or anyplace else for that matter!

1. Presentation, Simplicity, and de- personalization. This IS a beauty contest.

2. Competitive edge "HOT" pricing. OK...I am going to start suggesting to my seller's to slightly under-price their home. WHAT? That's right. If a neighboring home is 300,000 lets go for 295,000 and make it into escrow before them! (or INSTEAD of them...) Ha! We need to make sure seller's know who they are marketing to: Buyers!

3. Outstanding photographs of the property online and everywhere! Virtual tour.

4. Comprensive Marketing Plan.

I want my listings to SIZZLE! In the case of my condo listing, we accomplished this. The activity was like friction. Forward movement...all the way to the bank!
